Mumbai: The suburb of Borivali in Mumbai witnessed what may be the costliest real estate transaction, with a luxurious 4 BHK apartment being purchased for Rs 14 crore. The price per square foot amounted to Rs 56,000, as per the property registration documents obtained by CRE Matrix. The deal has updated the benchmark for the Borivali property market.
This property sale in Borivali has set a new historical record for the area, and its price is comparable to other prime locations in Mumbai such as Andheri, Vile Parle, Dadar, and Mahim, as reported by the Hindustan Times.

Stamp duty on purchase
The apartment is located on the 27th floor and has been provided with two parking spaces, as per the documents. The transaction that took place on June 21, 2024, included a stamp duty of Rs 84 lakh, as per the documents. The highest price per square foot in Borivali was recorded for apartments in Oberoi Sky City, with an apartment selling for Rs 48,800 per square foot by Oberoi Realty, based on information obtained from CRE Matrix.

As per local real estate agents, apartments in Borivali have an average price ranging from Rs 25,000 to Rs 40,000 per square foot, with the majority of properties selling for about Rs 30,000 per square foot.

According to brokers, Pali Hill in Bandra and Worli are the most expensive locations in Mumbai, with many luxury apartments priced over Rs 1.50 lakh and Rs 1.60 lakh per square foot.
